If you make the decision to purchase a newly constructed home, a real estate agent can assist as you negotiate upgrades and other terms with the new home site sales counselor.

There are many areas of concern for you, the buyer, as you decide on the right builder for you. Your Realtor will be able to check if the  builder is certified by the National Association of Homebuilders and assist with reviewing your builder's contract which will be full of legal jargon about your new purchase.

A good Realtor may also accompany you when you decide to pick your colors and other selects. This, of course, is at your discretion.

Depending on the market conditions, and the price of the home you want built, incentives can sometimes range from a few to tens of thousands of dollars in upgrades or off the purchase price. Your Realtor should also be able to direct you to new builder inventory where great savings can be found.

Your Realtor will be able to assist you with understanding the reason for any deposit you may have to pay when you enter into your purchasing agreement. Your realtor will also be able to explain any possible consequences of backing out prior to closing. As with any contract, it is your responsibility to understand every aspect of it before signing.  

Preowned Homes

In purchasing a preowned home you will need a Realtor to guide you through getting preapproved for your purchase and your search for your home.

A Realtor also schedules tours of homes you would like to see and schedules tours of the home you hope to sell.

You will need a Realtor to assist you with the many service professionals which make a home purchase/sale possible such as, movers, inspectors, carpenters, appraisers, title companies, insurance agencies, warranty companies and any other provider necessary.

A Realtor can also provide the following, a CMA or (Comparative Market Analysis) to assist with the pricing of your sale or purchase, Staging advice on the presentation of your home, provide a yard sign for house hunters, Enter your property into the MLS (Multiple Listing Service) to expose your home to almost 8000 San Antonio Realtors looking for a home to buy, photograph your home highlights to draw serious buyers, hold an Open House to promote your home and much, much more.
