Read this before you visit a New Home Builder Community!

Going to look at New Home Communities can be exciting and fun, however, there are a few things you should understand.

In the Real Estate world there is a term called Procuring cause. This means that if someone shows you a home you are interested in and you decide to purchase this home, the person that showed the home has legally earned a commission. If you are working with a Realtor and a New Builder Sales Representative shows you a home, you in effect, have cut out the Realtor from representing you.

Communicate with your Realtor if you desire to visit New Home sites. If you do visit a New Home community without your Realtor, you will be asked to register with the community by filling out a card with your name and address. This seems innocent enough, but you have just signed a commitment to the sales representative that is helping you. Remember, you are not required to fill out any information, as you are only looking.   

It is very important to remember that a Realtor earns a commission when the sale is complete at closing and funding.

New Home builders add the cost of advertising a New home to the price of the home.                                                        In this advertising price, is also the commission a Realtor would earn, should the buyer be represented by a Realtor. If you visit the New Home builder, without a Realtor, the price does not change. You pay for the Realtor commission without the representation of a Realtor.

The commission becomes profit for the builder. The Sales representative is there to protect your interest, yet still gets paid by the builder. As you can see, this can be conflicting. 

If you decide to purchase a New home from a builder, contact a Realtor to work for you and protect your interest.
